Birchwood Village was one of three village construction projects started in South Down beginning in the mid 1980’s. Today Birchwood consist of 18 similar styled two family tri-level homes and 4 single family homes. The village sits off of Davidson Drive across from the entrances to the “Greenbelt” and to the marina. In general the houses are situated in a semi-circular pattern around the “duck and frog” pond with most having stunning views of Paugus Bay and the mountains beyond.

The Association dues provide for all the maintenance for the exterior of the homes plus lawn, garden, roads, and snow removal. The interiors of the homes are the responsibility of the homeowner and their imagination. Homeowners are encouraged to be creative with their gardens, and many volunteer their time to the Landscaping Committee to care for the common area gardens. The city of Laconia provides water and sewer service while the underground electric service is provided by Eversource of N.H.
