About Birchwood Village
Birchwood Village was one of three village construction projects started in South Down beginning in the mid-1980s. Today, it consists of 18 similar-styled two-family tri-level homes and 4 single-family homes. The village sits off of Davidson Drive, across from the entrances to the "Greenbelt" and the marina. Most homes offer stunning views of Paugus Bay and the surrounding mountains.
Association dues cover all exterior home maintenance, as well as lawn care, gardening, roads, and snow removal. Homeowners are responsible for their interiors and are encouraged to personalize their gardens. The Landscaping Committee welcomes volunteers to care for the common area gardens. Laconia provides water and sewer service, and Eversource of N.H. provides underground electric service.
Birchwood Village offers over 10 beautifully landscaped acres with abundant common areas for outdoor activities. Combined with South Down's amenities – summer swimming, boating, walking trails, tennis, basketball, and winter sports like cross-country skiing, snowmobiling, skating, and downhill skiing – Birchwood Village is an attractive community for people of all ages and lifestyles.
