The Beach Club Village is located on the shores of Paugus Bay at the south-east corner of South Down Shores. The Beach Club is the only South Down Shores village to uniquely boast its own private beachfront amenities. Our beautiful private beach includes a newly renovated beach house with a large waterfront deck, interior sitting area, storage lockers, restroom and a waterfront picnic area, all exclusively for our resident's use.

The Beach Club Village community has been designed only steps away from our beach, with plenty of green space supporting 19 residences, consisting of 7 single family detached homes and 6 duplex homes. Our spacious open concept homes feature two master suites (one main level and one upper level), vaulted ceilings, multiple fireplaces and skylights. All homes feature a finished walkout basement level, three to four bedrooms or more, multiple baths, and a deck or screen porch, most with Lake views.

Units: 19 Years Built: 1986 Square Footage: Generally exceeding 2,500+sf of finished Living Area with most units exceeding 3,000 sf total gross area, inclusive of finished basements, decks and porches. Description: The Beach Club Village consists of 7 single family detached homes plus 6 duplex homes. Private Beach and Beach House. Village Dues: 2012 Village Dues are $485 per month ($321.25 operating expense and $163.75 long term capital fund). Operating expenses include lawn care, winter plowing / snow removal, liability insurance, exterior unit maintenance, beach and beach house maintenance. Our capital fund represents reserve savings to help address longer term road and building maintenance needs. $100 per month is directed to the approved roof replacement project and once the project is funded this monthly dues will be adjusted.
